Pooler is a lot of new houses, close together, with plans that repeat. The listing that wins is the one where the kitchen light, the backyard, and the lot all read clearly on a phone. That is the work: HDR photos that separate your house from the one three doors down.
We cover Pooler as part of Chatham County, from our base in Midway. Savannah and Richmond Hill are the neighboring pages.
What to order here
Photos first. Bright kitchens, owner’s suites, and a straight exterior. New builds punish dark corners because the buyer is comparing ten bright listings.
Drone when the lot or the community is the difference. A corner lot, a pond, a golf hole, or a house that backs to trees is hard to explain from the driveway. Aerials show it in one frame. Savannah Quarters is the obvious golf example. Godley Station, Westbrook, and Rice Hope are where a lot of the new construction actually is, along with historic Pooler and the neighborhoods off Pooler Parkway.
Floor plans on new construction. Buyers shopping Pooler are often comparing plans, not just finishes. An iGUIDE tour with measurements answers “how big is the loft?” before the showing. We also do Zillow 3D Home, and we are certified to set up Zillow Showcase tours.
Video and a marketing kit when you are launching several similar listings and need posts that are not the same three MLS photos. See video and the marketing kit.
Vacant specs. Virtual staging on the main living space helps a builder listing that has no furniture.

Communities
Godley Station, Westbrook, Rice Hope, Savannah Quarters, and historic Pooler. If your listing is in a different Pooler subdivision, book it the same way. Put the gate or amenity-access notes in the order if the community uses them.
Timing
Listing photos are delivered the next day. If you are trying to hit a Friday MLS launch, book earlier in the week. The pre-shoot checklist is short enough to text to a seller or a builder’s rep: lights working, counters clear, yard mowed.
Commercial and construction-progress work for Pooler projects is on the commercial page. Those orders are delivered in 24 to 48 hours, which is the window that page has always used.
