Richmond Hill sits south of Savannah, and a lot of the buyers are comparing it with Pooler, with the islands, and with Bluffton. The photos have to explain both the house and why this side of I-95.
We shoot Bryan County from our base in nearby Midway. Savannah and Pooler are separate pages if the listing is on that side of the county line.
What the listings need
Golf and marsh. Ford Field & River Club is the property where the aerial is not optional. The golf, the river, and the lot are the product. Drone photos and video show them. FAA-certified, insured pilots fly the job.
New construction. Belfast, Sterling Creek, The Waterways, and the newer sections along US-17 and I-95 produce a lot of similar fronts. HDR interiors and a measured floor plan are how a buyer tells the plans apart. iGUIDE includes room dimensions. Historic Richmond Hill. The older houses in town, including the streets people still associate with the Ford village, want the same care as intown Savannah: working lights, honest color, and a front that is not shot into the sun with the porch crushed black.
Vacant homes. Builder specs and houses between owners do well with virtual staging. A twilight edit is worth it when the rear of the house faces marsh and a noon photo looks flat.
Access
Ford Field & River Club and some other communities control the gate. Put the guest code or the pass instructions in the booking. If the community charges a gate or pass fee, it may be added to the order. That is the same rule we use on Hilton Head.
Delivery
Listing photos come the next day, with a text and an email. Send sellers the pre-shoot checklist so the shoot is not spent moving boxes.
