Savannah listings do not all want the same photos. A townhouse on a square, a Southside ranch, and a marshfront house on Wilmington Island fail in different ways if the media is flat. We are based in Midway and have worked this market since 2020.

What matters on a Savannah listing

Historic and intown homes. The Historic District, the Victorian District, Thomas Square, Starland, Ardsley Park, and Gordonston are full of tall windows, porches, and rooms that go dark in a single exposure. HDR photography is how those rooms stay bright without blowing the windows. Live oaks and courtyard light are part of the photo, not something to crop out.

The islands and the marsh. Wilmington Island, Whitemarsh, Isle of Hope, Dutch Island, Skidaway and The Landings, Thunderbolt, and Tybee are where buyers are shopping a setting. Add drone aerials when the marsh, the dock, or the lot is the point. A ground photo of the front door does not explain a creek lot.

Downtown condos and carriage houses. Tight floor plans read better with a 3D tour and a measured floor plan. Out-of-town buyers use them before they book a weekend here.

Vacation rentals. Tybee and the islands have a lot of short-term rental stock. Choose Rentals on the scheduler.

Vacant houses. Virtual staging gives an empty parlor a sense of scale. A twilight conversion helps a shaded facade that looks dull at noon.

How Savannah agents use the order

Most MLS listings start with HDR interiors and exteriors. Add drone when there is water, a large lot, or a roof story worth telling. Add video if you are feeding Instagram and a property site, not only the MLS photo gallery. Add iGUIDE when the buyer is likely to be in another city.

Share the pre-shoot checklist the day you book. Historic houses in particular need the lights checked and the personal photos handled. We blur faces in portraits, and you can take them down if you would rather.

Do you shoot the Historic District?

Yes. Plan for parking and access the way you would for a showing, and put any lockbox or courtyard notes in the booking.

Do you cover Tybee and the islands?

Yes. They are in Chatham County, and they are part of this page. If a ferry or a gate is involved, say so when you book.

How fast are the photos back?

Next day for listing photos. Book earlier in the week if you need a Thursday or Friday launch.

Can you do a floor plan of an older house with additions?

Yes. iGUIDE floor plans include room measurements. Odd additions are a reason to order the plan, not a reason to skip it.
